Common Sunroom Problems on LI

Long Island's climate is tough on sunrooms. Salt air corrodes aluminum frames. Nor'easters drive rain into failing seals. Summer humidity causes condensation between window panes. After 10-15 years, even well-built sunrooms need targeted repairs to stay comfortable and watertight.

We repair sunrooms we built and sunrooms built by other contractors. If your room was installed by a company that is no longer in business -- a common situation on Long Island -- we can assess the structure and bring it back to working condition.

Window Panel Replacement

Window panel failure is the most common sunroom repair we handle. Signs include:

  • Fogged or cloudy windows -- The seal between panes in a double-pane insulated unit has failed, allowing moisture between the layers. This cannot be cleaned -- the unit needs replacement.
  • Cracked or shattered panels -- Impact damage from fallen branches, hail, or windborne debris during storms. Single-pane tempered windows shatter into small, relatively safe pieces. Laminated panels crack but stay in the frame.
  • Scratched or hazed window surfaces -- Salt spray and airborne grit gradually abrade window surfaces, especially on homes within a mile of the water.

We source replacement window panels to match your existing units -- single-pane, double-pane, Low-E, tinted, or laminated. If your sunroom uses a discontinued panel system, we custom-fabricate replacement units to fit. Most single-panel replacements are completed in one visit.

Frame Repair

Aluminum and vinyl sunroom frames degrade over time, especially in Long Island's salt-air environment:

  • Corrosion on aluminum frames -- Pitting and white oxidation, particularly at joints and fastener points. Surface corrosion can be treated and sealed. Structural corrosion that has weakened the frame requires section replacement.
  • Cracked or warped vinyl -- UV exposure and temperature cycling cause vinyl frames to become brittle after 15-20 years. Individual frame sections can be replaced without dismantling the entire wall.
  • Loose or shifting frames -- Fastener failure or foundation settlement causes frames to separate from the structure. We re-anchor frames to the foundation and house connection, replacing corroded hardware with stainless steel.
  • Failed thermal breaks -- The insulating strip in thermally broken frames can degrade, allowing condensation and heat transfer. We replace affected frame sections to restore thermal performance.

Roof Leak Repair

Roof leaks are the second most common sunroom repair call we receive. On Long Island, leaks typically originate at one of three points:

This is the number one leak source. Failing flashing, dried-out caulk, and ice dam damage all allow water behind the junction. We remove the old flashing, install new step flashing integrated with a peel-and-stick membrane, and reseal the connection. A proper repair addresses the root cause rather than just adding more caulk.

Thermal expansion and contraction work screws loose over time. Rubber gaskets dry out and crack. We reseal seams, replace gaskets, and upgrade to stainless steel fasteners where corrosion has compromised the originals.

Skylight roof panels rely on sealed frames and weep channels to manage water. Clogged weep holes or failed perimeter seals cause pooling and dripping. We clear drainage channels, replace seals, and verify proper slope for water runoff.

Weatherstripping and Seals

Deteriorated weatherstripping causes drafts, water intrusion, and energy loss. On Long Island, where winter wind chill can drop below 10°F and summer storms drive horizontal rain, effective seals are essential.

We replace weatherstripping on:

  • Sliding window panel tracks and interlock points
  • Operable windows (casement, awning, single-hung)
  • Doors (both swing and sliding)
  • Fixed panel perimeter seals
  • Roof panel gaskets

Screen Replacement

Screen rooms and screened porches take a beating from Long Island weather and daily use. We replace:

  • Individual screen panels damaged by wind, pets, or impact
  • Full re-screening for rooms with multiple deteriorated panels
  • Screen spline and retainer channels that have become brittle or warped
  • Screen doors with worn rollers, bent frames, or torn mesh

We stock standard fiberglass, fine-mesh, pet-resistant, and solar screen materials. Most screen replacements are completed same-day.

Storm Damage Restoration

Long Island averages 1-2 significant nor'easters per winter and occasional tropical storm impacts in late summer. Sunrooms are more vulnerable than the main house due to their larger window areas.

After a storm, we provide:

  • Emergency board-up for shattered window panels (same-day or next-day response)
  • Damage assessment with photo documentation for your insurance claim
  • Complete restoration -- window panel replacement, frame repair, roof repair, and resealing
