Gilgo Beach sits on a barrier beach along the Fire Island seashore — a thin strip of land between the Atlantic Ocean and the Great South Bay, accessible via Ocean Parkway in the Town of Babylon. It is one of the more unusual addresses on Long Island: homes here face open ocean on one side and Great South Bay on the other, making it a setting that demands very different thinking from a standard Nassau County sunroom project.

We build four-season rooms and enclosed porches at barrier beach communities throughout the Town of Babylon, including Gilgo Beach, Cedar Beach, and the Fire Island National Seashore adjacent communities. If you have a waterfront or near-waterfront home here and want to add enclosed living space, the considerations are specific — and most sunroom contractors won't take the time to understand them.

  • Salt air and marine exposure. Standard aluminum framing without proper anodizing corrodes within a few years at Gilgo. We use marine-grade anodized aluminum with sealed thermal breaks on every project near the ocean. The difference between standard and marine-grade framing adds cost upfront but saves the room — a rusted-out frame in 8 years is a complete loss.
  • Wind loads. The Atlantic-facing shore at Gilgo experiences sustained wind conditions that don't exist three miles inland. Glass panels must meet higher wind-load ratings, and frame anchoring to the home's structure requires engineering sign-off. We provide stamped drawings on every Gilgo project.
  • Four-season is the right call here. Three-season rooms — designed for spring through fall — are not well-suited to barrier beach conditions. The salt air and wind mean every gap in the envelope matters, and a proper four-season room with insulated panels, thermal breaks, and weather-sealed frames performs dramatically better year-round and holds up better structurally.
  • Foundation and frost depth. Barrier beach lots often have different foundation conditions than mainland homes. We assess the existing slab or footing situation before proposing a footprint.

Gilgo Beach falls within the Town of Babylon building jurisdiction. The Town of Babylon Building Department on Lindenhurst Avenue in Babylon handles all residential building permit applications for this area.

Permit requirements for a sunroom or enclosed porch addition at Gilgo:

  • Architectural drawings (we provide these as part of every project)
  • Stamped structural engineering where required by the town (standard on waterfront and barrier beach projects)
  • Zoning compliance review — setback requirements for barrier beach lots can be more restrictive than standard residential zones due to coastal overlay regulations

Permit timeline for Town of Babylon is typically 6–10 weeks. We prepare and submit the complete package and handle all follow-up with the building department.

One note: homes in FEMA Special Flood Hazard Areas face specific restrictions on enclosed below-grade or at-grade space. For elevated or pier-foundation homes, we evaluate what's permissible before recommending a room type.

Most Gilgo homeowners who contact us are thinking about the same thing: extending their season by 3–4 months on each end. The shoulder months — March through May and September through November — are some of the best weather on the barrier beach, with comfortable temperatures, low humidity, and empty beaches. A proper four-season room with adequate heating makes those months fully livable without fighting the elements.

What we typically build at Gilgo and similar barrier beach communities:

Glass area. Larger glass panels maximize the water view and light. We use insulated, low-E glass rated for coastal wind loads — typically double-pane units with a 9/16" space and warm-edge spacers that prevent condensation on cold days.

Roof systems. Solid insulated roofs perform better at the shore than all-glass roofs for year-round use. Solar heat gain through an all-glass roof on an Atlantic-facing room in July can make the space unusable without mechanical cooling. We design the roof to balance light and comfort.

Heating and cooling. Most Gilgo beach homes are not connected to natural gas. A ductless mini-split system in the sunroom is the standard solution — efficient, powerful, and independent of the main HVAC system. We coordinate with licensed HVAC contractors on every four-season project.

Materials. Thermally broken aluminum frames are the minimum spec for a barrier beach project. If budget allows, fiberglass-reinforced frames offer superior resistance to coastal thermal cycling and virtually zero maintenance.
